Everything that makes Mauritius an ideal home and investment
For those wishing to build a life away from South Africa’s shores, Mauritius offers a slice of heaven with an array of benefits. For starters, if you’re accustomed to making the most of South Africa’s sunshine and outdoor way of life, you’ve come to the right place. Opportunities to participate in activities like mountain biking and fishing abound, while those who enjoy spending time on the beach will revel in Mauritius’s clear waters and breathtaking beaches.
Another factor making Mauritius an ideal home is its proximity to South Africa. For those who still have business interests back home – or want to visit friends and family regularly – Johannesburg is just a four-hour flight away. The Cape Town flight is slightly longer but still infinitely manageable and affordable.
A few of the factors that South Africans who have moved to Mauritius love about their new home are the low crime rate, pleasant climate and, of course, the breathtaking natural beauty. Temperatures in most parts of Mauritius rise into the high 20s or low 30s just about every day year-round, with rainfall figures being fairly consistent throughout the year. If you love the South African summer, then Mauritius will be paradise for you.
In short, Mauritius offers everything the average South African dreams of: abundant natural beauty, a safe, secure environment and a diverse melting pot of cultures.
Types of property that South Africans can buy in Mauritius
South Africans (as well as any other non-citizens of Mauritius) are allowed to buy property in a variety of approved schemes:
Smart City Schemes revolve around the live, work and play concept. These mixed-use developments boast smart technology and integrated sustainability solutions.
Integrated Resort Schemes and Real Estate Schemes: Foreigners may buy residential properties in existing projects. By doing so, they become tax residents of Mauritius and are eligible for residence permits.
The Property Development Scheme allows non-Mauritians to develop and purchase luxury properties.
G+2 Apartments allow foreigners to buy apartments on the condition that they are at least two levels above the ground and that the prior approval of the Economic Development Board has been obtained. The purchase price may not be less than MUR 6 000 000.
The Invest Hotel Scheme allows new and existing hotel developers to sell hotel rooms to finance further hotel construction or refurbishment.
To this, Edouard Hart de Keating adds that there are two important facts to remember. “To be eligible for a residence permit through property acquisition through the above-mentioned schemes, a foreigner must invest a minimum of USD 375 000,” he shares. “It is also important to know that all foreigners must purchase property through real estate agencies registered with the Economic Development Board and duly licensed by the Mauritian government.”
Edouard Hart de Keating also explains that there are certain types of properties that non-citizens may not buy. “These include agricultural land, land on the sea owned by the Mauritian government, properties in local residential areas and standalone houses or apartments that are not part of approved developments for foreigners,” he said.
What makes Mauritius an ideal investment opportunity?
One of the factors making Mauritius an ideal investment opportunity is its extremely favourable tax system. The fact that there is no Capital Gains Tax, inheritance tax or wealth tax, as well as no exchange controls, make Mauritius an ideal home for those earning a global income.
Political stability is another major driver for Mauritian investment. With a stable democracy and well-established legal framework, coupled with low levels of corruption and strong governance, Mauritius has become well known as an idyll and a sanctuary for South Africans. Coupled with Mauritius’s breathtaking beauty, these factors are enticing an ever-increasing number of South Africans to make the island their home.
